You may use the City of New Braunfels interactive Planning Map to see the zoning for any property within the City Limits.
The interactive Planning Map may be accessed here. Use the search options on the left side of the page to find the property, once you have navigated to the property you may select any area within the property lines, and an information box will pop-up. Select the hyper link for “More info” to see the corresponding zoning ordinance.
More information can be found on a property by toggling the layers under the Layer List. You may open the layer list by selecting this icon: and checking any layer you wish to activate. Once activated you may see the corresponding information for the layer by selecting the property again and toggling between the information windows.
Any property which is not located within City Limits will not have any zoning designation on the Planning map. Additionally, any property within the city’s ETJ (extra-territorial jurisdiction, see next question) will have a light grey tint and the surrounding ETJ is enclosed in a dashed orange line
You can view the FEMA maps provided on this website or at City Hall. Contact the Planning Department if you need assistance finding your property on the map.
The ETJ is the extra-territorial jurisdiction of the City that extends beyond the city limits. The City of New Braunfels does not require building permits within this area. The county in which any ETJ property is located may require certain permits such as septic, driveway, and floodplain. You may contact the county’s Engineering office for more information.
All platting (splitting of land by selling or giving a portion(s) of one lot/tract to another) within the ETJ is done through the city. For any platting questions, please contact the city’s Development Planning division at (830) 221-4087 or by email at Planning@nbtexas.org.
The zoning ordinance may be found within the Code of Ordinances under Chapter 144.
The zoning districts and permitted uses within each district are under Article III.Development standards such as parking standards, landscaping requirements, and other provisions are under Article V.
Short term rentals are one- or two-family dwellings that are rented for overnight lodging for less than 30 days at a time. Hotels, motels, bed and breakfasts, resort properties, apartment unit rentals, or dwellings that are rented for a period longer than 30 days are not considered short-term rentals. Short-term rentals are prohibited in residential zoning districts. You can check the zoning of your property on the City’s Interactive Zoning map.
